Short answer: the right loan depends on three things: what you are funding, whether you have an asset to pledge, and how fast you need the money. Secured loans (home loan, loan against property) generally cost less than unsecured ones (personal loan, unsecured business loan). Government-guaranteed loans (CGTMSE) sit in between: no collateral for you, but a guarantee fee behind the scenes. The sections below explain each type so you can match it to your situation.
First, Two Questions That Narrow Everything Down
Before comparing lenders, answer these. Is the money for a person or for a business? And do you own something the lender can take as security? Those two answers rule out most of the options in this list, which is why starting from "which bank has the lowest rate" usually leads people to the wrong product.
Loans for Individuals
Home Loan
Used to buy, build or extend a house or flat. The property is the security, so home loans are normally the cheapest credit an individual can get, with the longest tenures. Because the tenure runs for decades, a small difference in rate adds up to a large sum, so it is worth comparing more than one lender.
Personal Loan
Unsecured funding for personal needs such as a wedding, medical expenses or a move. No collateral, quick disbursal, but a higher rate than a secured loan. Salaried applicants are generally assessed on take-home pay; company directors are assessed on personal income together with the company's financials.
Loan Takeover (Balance Transfer) and Top-Up
If you already have a loan, you can move it to another lender who charges less, and often borrow an extra amount on top at the new rate. This is the product people overlook most. It tends to make sense when a good part of your tenure is still left and the rate gap is meaningful, because the saving comes from interest over the remaining years. Before you move, count the costs on the other side: processing fees, any foreclosure charges on the old loan, and legal or valuation fees on the new one. A takeover can also be used to bring several expensive loans under one cheaper EMI.
Loans for Businesses
Working Capital Limit (Cash Credit / Overdraft)
A revolving credit line against stock and receivables for day-to-day operations. You use what you need and pay interest on the amount used. It is the usual choice for a business whose money is tied up between paying suppliers and collecting from customers.
Unsecured Business Loan
A term loan with no collateral, judged on turnover, bank statements, GST filings and credit score. It is faster than most secured products and costs more.
CGTMSE Collateral-Free Loan
For micro and small enterprises, the credit guarantee scheme lets a bank lend without taking property as security, because part of the lender's risk is covered by the guarantee. The scheme's guarantee ceiling is ₹10 crore. The borrower still has to qualify with the bank, and the loan must be routed through a member lending institution.
Loan Against Property (LAP)
You borrow against a residential, commercial or industrial property you already own, without selling it. Larger amounts and lower rates than unsecured credit, which is why it is often used for expansion or to replace several costlier loans. The property's title must be clear.
Bank Guarantee, Letter of Credit and Surety Bond
These are non-fund based facilities: no cash lands in your account, but a bank or insurer stands behind your commitment so you can bid for a tender or buy from a new supplier. They are not alternatives to a loan; they solve a different problem.
Quick Comparison
| If you need… | Look at | Security needed? | Relative cost |
|---|---|---|---|
| To buy or build a home | Home Loan | Yes, the property | Lowest |
| Large funds, you own property | Loan Against Property | Yes | Low to moderate |
| Daily business cash flow | Working Capital (CC/OD) | Usually stock and debtors | Low to moderate |
| Business funding, no property | CGTMSE loan | No (guarantee-backed) | Moderate, plus guarantee fee |
| Fast business funding, no collateral | Unsecured Business Loan | No | Higher |
| Personal expenses | Personal Loan | No | Higher |
| Lower the cost of an existing loan | Loan Takeover / Top-Up | Same asset as before | Depends on the rate gap |
| To support a tender or trade deal | BG / LC / Surety Bond | Cash margin or limit | Fee and margin, not interest |
How to Compare Offers Properly
- Look at total cost, not just the headline rate. Add processing fees, legal and valuation charges, insurance that is bundled in, and prepayment charges.
- Check whether the rate is floating or fixed, and what it is linked to.
- Mind your credit score. Each formal application leaves a credit enquiry, and several in a short time can count against you. Shortlist before you apply.
- Match tenure to purpose. A long tenure lowers the EMI but raises the total interest you pay.
- Read the sanction letter before you sign, especially covenants and charges.
Where You Live Changes the Shortlist
In Gujarat, a lot of borrowers are business owners with money tied up in stock and receivables, so working capital, CGTMSE and loan against property come up most. Mumbai's trading and services businesses lean towards faster unsecured credit and trade instruments such as guarantees and letters of credit. In Pune, a mix of salaried professionals and manufacturers means home loans, personal loans and business term loans all feature. The products are the same everywhere; the usual combinations differ.
Common Questions
Which type of loan has the lowest interest rate?
Secured loans, such as a home loan or a loan against property, generally cost less than unsecured loans because the lender has an asset to fall back on. Your exact rate depends on the lender, your credit profile and the loan amount.
What is the difference between a secured and an unsecured loan?
A secured loan is backed by an asset, such as property, that the lender can claim if you default. An unsecured loan has no asset behind it, so lenders price in the extra risk with a higher rate and often a lower limit.
Can I get a business loan without collateral?
Yes. Eligible micro and small enterprises can use a CGTMSE-backed loan, and established businesses with strong banking and GST records can apply for an unsecured business loan. Approval depends on the lender's assessment.
Is it worth transferring my loan to another bank?
It can be, if the rate gap is meaningful and a good part of the tenure remains. Work out the processing fees and any foreclosure charges first, and compare the total interest saved against those costs.
How many loan applications can I make at once?
There is no fixed limit, but each application normally triggers a credit enquiry, and too many in a short period can lower your score. It is usually better to narrow your options first and apply selectively.
Does a loan advisor charge more than applying directly?
Fee structures differ by advisor and should be asked about upfront. The value usually comes from matching you to the right lender and product and avoiding avoidable rejections.
